Lennox International Taps Bradford to Lease Class A Vacancy, One Lake Park, on Far North Dallas Campus

RICHARDSON, Texas – Lennox International Inc., a Fortune 500 company, has retained Bradford Commercial Real Estate Services to backfill a plug n’ play class A vacancy, One Lake Park, on its 15-acre campus in the Telecom Corridor in far north Dallas.

Melanie Hughes, senior vice president with Dallas-based Bradford, and Elizabeth Robertson, director of advisory services, have jumpstarted the marketing of two suites, totaling 11,275 sf, in One Lake Park, a 192,213-sf multi-tenant building at 2140 Lake Park Blvd. in Richardson. The eight-story structure is one of three on the campus, all master leased to Lennox for its international headquarters.

The Lennox campus is situated off Lake Park Way, which feeds into Coit and West Campbell roads and is easily accessible to the George Bush Turnpike and Central Expressway. “It’s one of those gems that is secluded yet close to retail, restaurants and freeways,” Hughes says.

The two suites were vacated earlier this year. “Based on our past performance, Lennox reached out to us to backfill these availabilities,” says Hughes, who four years ago had leased up the project’s 27,266 sf of multitenant space.

The amenity-rich mid-rise houses the corporate offices of four other businesses in addition to Lennox, which occupies the lion’s share of the multi-tenant building. The two available suites overlook a three-acre lake with decorative fountains and tree-lined circular drive.

“Because of the on-site ownership and facilities management, this campus is in pristine condition. It’s a great setting,” Hughes adds.

The building features a two-story atrium lobby, an Aramark-managed dining hall with 100+ seats and patio space, 24-hour manned security and fitness center with trainers. Campus amenities also include a walking trail and 768 parking spaces in a structured garage with covered walkway and surface lot.

The plug ‘n play spaces of 3,154 sf and 8,121 sf include furniture and partitioned spaces in traditional corporate finish-outs. “For a company needing class A space ASAP, these suites are good leasing opportunities,” Robertson says.
