Tubing Central Snaps Up 24,419-sf Balance Of Carter Business Center in S. Fort Worth

FORT WORTH – Tubing Central LLC has expanded and relocated its headquarters office and regional distribution center to Carter Business Center in south Fort Worth, returning the class A project to 100% occupancy in less than 90 days of downtime.

 

The project’s new tenant has backfilled a 24,419-sf end cap at 7865 Will Rogers Blvd., inking a long-term lease within two weeks of the corporate tour. Nick Talley, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services, leases the 120,243-sf, two-building project for the landlord, Realty Associates Fund X LP. The tenant rep was Monika Guzman of Structure Commercial.

 

“The demand for industrial space in south Fort Worth is still extremely high,” Talley says, “and Carter Business Center had the only class A shallow-bay space available in the submarket.”

 

Tubing Central, marking its 11th year in business, has moved from shared space with four other divisions of its privately held, parent company, taking basically as-is space to facilitate an immediate relocation and expansion. The only retrofit was a slight expansion of the 2,087-sf office. Its new distribution center has six docks and one drive-in ramp, critical components for Tubing Central’s core business of customized cutting of stainless, duplex, nickel, copper, titanium and carbon steel tubing in sticks and coils. Its services also include oxygen cleaning, PVC jacketing, bundling/multi-core, insulating and export packaging.

 

“Tubing Central’s lease has created a new high-water mark for shallow-bay industrial space in the submarket,” Talley says. “The market is following suit with Carter Business Center, which historically has been a leader in determining market rate.”

 

Carter Business Center’s buildings total 80,266 sf and 39,977 sf, with Tubing Central backfilling space in the larger one. The eight-acre project, developed in 2005, offers easy access to Interstates 30, 20 and 35W and is positioned just 10 miles south of the Fort Worth Central Business District.
