ALLEN, Texas – WORKSUITES, a rapidly expanding provider of office solutions, has leased 19,706 sf in Allen Place I, making a 10-year commitment to its newest class A location in the far northern suburbs of Dallas
The executive suites operator expects to open in the fourth quarter at 450 Century Parkway, Allen, where a high-end tenant finish-out is underway on the second floor. The building’s new tenant will have prominent signage facing South Central Expressway.
“WORKSUITES is following demand with the strong population growth that Allen is experiencing,” says Richmond Collinsworth, first vice president of Dallas-based Bradford Commercial Real Estate Services. “This market needs flexible work options like our new tenant has to offer.”
Collinsworth and Bradford colleagues, Susan Singer, executive vice president, and Jared Laake, market director, lease the 102,471-sf office building for the landlord, Allen Place Office Building I LLC. With the new lease, the three-year-old building is now 89% occupied.
WORKSUITES has 15 locations in Dallas/Fort Worth and four in Houston. John Pelletier of ESRP Advisory Dallas LLC represented the tenant in the site search.
“There was significant competition for this deal. Allen Place I offered first-generation space in a building with high-end finishes, which worked in our favor,” Laake says.
Why Allen Place I is the Right Fit
WORKSUITES’ new digs will be brightly lighted and sporting lots of glass to complement the building’s modern design. The leased area will be divvied into private offices, shared space, virtual offices and work spaces for teams. A full-service receptionist will be on site. Amenities include IT support, video conferencing and dedicated rooms for training and business meetings.
Completed in 2016, Allen Place I is a three-story building with an unobstructed view of the freeway. Its recognizable feature is a tall glass tower, which is an elevator test facility for the lead tenant, Kone Inc. Project amenities include a conference center, tenant lounge and Accent Micro-Market plus a 5 per 1,000 parking ratio with surface and garage spaces.
“Demand for office space in Allen is picking up. WORKSUITES should do well here,” says Singer, whose team has filled 35,000 sf in the project in the past 18 months.
Allen Place I’s largest contiguous block of space totals 7,653 sf, which includes a 4,590-sf spec suite that’s being built out. Among the building’s modern design features are 12-foot ceilings. “We have had a lot of interest in the building’s last remaining space,” Collinsworth says.
